Hi, I am Peter, the Master Electrician at PRO Electric plus HVAC. Mini splits are wonderfully low maintenance, which is part of their appeal, but low maintenance is not no maintenance. A little regular care keeps the system efficient, keeps the air clean, and adds years to its life. Skip it, and the same unit slowly loses efficiency, starts to smell musty, and wears out early. The good news is that the owner’s part is easy, and the professional part is once a year.

There are really two halves to mini split care. There is the simple upkeep you can do yourself in a few minutes, mostly keeping things clean, and there is the deeper annual service a technician should handle, the parts you cannot reach or should not touch. Do both and a mini split will run beautifully for a long time. Let me lay out exactly what falls into each.

Here is what you can do yourself, what a professional should do every year, and why this maintenance protects what you spent on the system.

What you can do yourself

  • Clean the indoor filters regularly. The indoor head’s filters pop out and rinse clean; doing this every few weeks in heavy use keeps airflow and efficiency up. This is the single most important owner task.
  • Wipe down the indoor unit. Keep the face of the head and the air vanes free of dust so the air stays clean and the unit looks and runs right.
  • Keep the outdoor unit clear. Clear leaves, grass clippings, snow, and debris from around the outdoor unit so it can breathe, and keep plantings back from it.
  • Give the head some clearance. Keep curtains, furniture, and shelving away from the indoor head so air can move freely in and out.
  • Watch and listen for changes. Reduced airflow, a musty smell, water dripping, or new noises are signs to clean the filters and, if they persist, call for service.

What a professional should do every year

  • Deep clean the indoor coil and blower. Behind the filter, the coil and blower wheel collect grime and biofilm that filters do not catch, and this is the most commonly neglected part. A professional cleaning restores efficiency and stops musty odors.
  • Check the refrigerant charge and lines. A technician verifies the charge and inspects the line set, since low refrigerant quietly kills both heating and cooling performance.
  • Clean the outdoor coil. The outdoor unit’s coil is washed so it can shed heat properly, which matters for both summer cooling and winter heating.
  • Inspect the electrical and circuit. We check connections and the dedicated circuit feeding the unit, which is a natural fit since we are Master Electricians as well as HVAC technicians.
  • Clear the condensate drain. The drain that carries away the moisture the unit removes is checked and cleared so it does not clog and back up.
  • Test operation and defrost. The tech runs the system in heating and cooling, confirms the defrost cycle, and verifies it is performing to spec.

The indoor coil and blower are the part everyone forgets, and the part that matters most

Let me point you at the one thing that causes the most trouble: the indoor coil and blower wheel. Owners faithfully rinse the filters, which is great, but the filters only catch the larger dust. Finer grime, moisture, and biofilm build up on the coil and inside the blower wheel behind the filter, where you cannot see or reach them. That buildup is what cuts efficiency over time and produces the musty, sour smell people sometimes notice from a neglected mini split, and it can affect the air you breathe. A filter rinse does not fix it; it takes a proper professional cleaning. Having this done once a year is the difference between a mini split that stays as fresh and efficient as the day it went in and one that slowly declines. It is the heart of why annual service is worth it.

Why maintenance protects your investment

Maintenance is not busywork, it protects what you paid for. Clean filters and coils keep the system at the efficiency it was rated for, so you are not quietly paying more on every energy bill. A clean coil and cleared drain keep the air fresh and prevent the moisture problems that lead to a damp, musty feeling. And catching small issues early keeps them from becoming expensive repairs, extending the life of the system. We service the mini splits we install and ones we did not, so your system keeps doing its job.

Frequently asked questions

How often should I clean my mini split filters?

Clean the indoor filters every few weeks during heavy use, and at least monthly otherwise. The filters slide out of the indoor head and rinse clean in a minute or two. This is the single most important thing an owner can do, because clogged filters choke airflow, cut efficiency, and make the unit work harder. Keeping them clean preserves performance and is the easy half of mini split maintenance.

Do mini splits need professional maintenance?

Yes, once a year. While you can rinse the filters and keep the units clear yourself, a technician needs to deep clean the indoor coil and blower wheel, check the refrigerant charge, wash the outdoor coil, clear the condensate drain, inspect the electrical and dedicated circuit, and test operation. These are the parts owners cannot reach or should not touch, and skipping them lets efficiency and air quality slowly decline. Annual professional service keeps the system running right.

Why does my mini split smell musty?

A musty or sour smell usually means buildup on the indoor coil and inside the blower wheel, behind the filter where you cannot reach. Fine grime, moisture, and biofilm collect there over time, and rinsing the filter does not remove it. A professional deep cleaning of the coil and blower clears the source of the odor and restores fresh airflow. If your mini split smells musty, it is the clearest sign it is due for that service.

What happens if I never maintain my mini split?

It slowly declines. Without filter cleaning and annual service, airflow drops, the coil and blower foul, efficiency falls so your bills rise, and a musty smell can develop along with moisture problems. Refrigerant or drainage issues can go unnoticed until they cause a failure, and the unit wears out years early. Mini splits are durable, but only with the basic care, the easy owner upkeep plus a yearly professional service, that keeps them efficient and clean.

Can you service a mini split you did not install?

Yes. We service mini splits regardless of who installed them. Our annual service covers the full system: deep cleaning the indoor coil and blower, checking refrigerant and lines, washing the outdoor coil, clearing the condensate drain, inspecting the electrical and circuit, and testing heating and cooling. Because we are Master Electricians and HVAC technicians, we handle both the mechanical and electrical sides in one visit, which is convenient and thorough.

Does mini split maintenance really save money?

Yes, in a few ways. Clean filters and coils keep the system at its rated efficiency, so you are not overpaying on every energy bill from a fouled, struggling unit. Catching small problems early, low refrigerant, a clogging drain, a loose connection, prevents them from becoming expensive repairs or premature replacement. And a maintained system simply lasts longer. The modest cost of yearly service is far less than the efficiency losses and repairs that neglect invites.
