Maintenance is not one thing. Some of it needs instruments and a licence. A good deal of it needs a Saturday morning and a hose. Here is the split, honestly, because the difference between a real maintenance visit and a worthless one is entirely on the right hand side.

Change the filter, and change it more often than you think

This is the single highest value thing on the whole page. A clogged filter starves the coil of airflow, which is the most common route to a frozen coil and a system that blows warm on the hottest day of the year. Check it monthly in the cooling season. Keep the outdoor unit clear, and rinse it gently

Cut back anything growing into it, clear the leaves out of the base, and rinse the fins from the outside in with a hose on a normal setting. Not a pressure washer, which bends the fins and makes things worse. Power off at the disconnect first.

Watch the condensate drain

A blocked drain line trips a safety switch and stops a perfectly healthy system dead, which is one of the more common reasons people ring an emergency number. If you can see the drain pan or the line, keep an eye on it and tell us if it is ever standing in water.

Refrigerant charge, measured against the nameplate

This needs gauges and it needs somebody who can read them. Charge is not judged by how cold the air feels, and topping up a system that is low without finding the leak is paying twice.

Capacitor and contactor tested, not eyeballed

A capacitor loses capacity long before it fails outright. Measuring it in microfarads against its rating is how you catch that in April instead of in August.

Amp draw, airflow and temperature split

Compared to what the equipment is supposed to be doing. These are the numbers that tell you whether the system is genuinely healthy or merely still running.
